First of all, why don't you have a lease? Hopefully you do as a lease would protect you. You need to know that in all 50 states, a written signed lease survives a sale. Briefly, if the owner or landlord decides to sell and the tenant has a signed lease, it makes no difference who the new owner or landlord is. The buyer who becomes your new landlord MUST honor your lease until the expiration date. They don't have to renew the lease after it expires but at least you don't have to move out until the expiration date.

Without a signed lease, all states require tenants to move out within 30 or 60 days. You need to check your state's laws for tenant/landlord guidelines.

As for finding an investor to lease or lease purchase the house, that is not as simple as you think. First you are asking the investor to buy the house at the price your landlord / the seller wants. Then when you are ready to buy, you want the investor to sell it back to you. Well, you left out the fact that the investor wants to make a profit. This means the investor will sell it back to you at a much higher price than what they paid for it. So you will end up paying much more for the house than it's worth. Then if you want to sell it in the future, you will take a loss because you paid more for it to the investor. So this is a really stupid idea.

What you should do is continue renting until you qualify on your own.

Lease options are rare. Good ones are extremely rare. Most of the time renter/buyers who attempt these end up worse off than if they hadn't.

Mean is an understatement. As a buyer, I would NEVER hurt someone like that.

Some sellers are elderly and/or disabled and it is extra hard to make arrangements.


Some people have dogs and pay to have them boarded for the day.

Some people take off from work to make the house extra clean and ready for show.

Some people have to reschedule all sorts of things around your showing.

REMEMBER, ANON: YOU are going to be a seller one day and would you like it if somebody did that to you?

201 Equestrian Drive, Forsyth, GA 31029. Trulia from what I can find out is headquartered in China. The other websites are within the United States of America.

We had both tax assessor and appraiser and they both were over $500,000 with the appraiser at $560,000. Trulia, you need to repair your software! Zillow is much closer of an estimator.

Lenders and appraisers do not even look at internet valuations, so they say. You can log into these websites and try to fix their errors, but the computers does not change or update their valuation of property.

You can definitely do this. Go to the My Listings --> Add More Photos (under the listing you'd like to edit). This will allow you to remove, change, and add the photos for that home.
