Typically a bedroom is considered a Master Bedroom if it has it's own private bathroom. A shared bathroom with another bedroom would not make it a master. For resale value, typically the Master Bedroom does better if it is on the main level.

In addition, as it stands right now, the first floor bathroom would be considered as a full (tub, toilet, sink). Adding a walk-in shower may add market appeal but will not add much value.

However, in addition to the great advice from the other realtors below, there is one place no one has mentioned - Fort Mill, SC. This gem of a town was recently voted #7 best small city in the US to raise a family by Parents Magazine. I sell in both NC and SC and I call this area South Charlotte South as it is only minutes from the restaurants, shopping, and jobs in NC. I cross the state line 2x to get to my home in Union County, NC. In the last 180 days , 9 single family homes closed in our MLS in the shannamara community. 3 out of 9 were foreclosures and one of those 3 was on Bethesda. The 3 foreclosures went around 82-83$ per sqft . The avg price per sqft was $103 total for all 9 solds but others did sell for much higher per sqft in this community . The average days on market was around 60 days. In my opinion this area is very solid and is holding its value well, i do not see a down trend. The foreclosures will pass and the avg will rise some. The subject property looks like is priced around 110sqft . Not too many houses in Matthews are going to have an acre of yard, you will need to go to the Union county side of Matthews for that. Mecklenburg county side of Matthews is more of large neighborhoods with small houses/small lots to fit as many as possible in an area! ... more

Stallings is just a stone's throw outside of Matthews and still close to everything.... grocery stores, dining, shopping, festivals, etc. Depending on your wish list for a home, you should be able to find a home in that budget in Matthews or Stallings as well. 1. Home Inspections
$350-500 avg

2. Pest ( termite report )
$75- 100 avg

3. Appraisal
$ 375 - 500 avg


PLEASE NOTE - Don't try to save yourself 50-100 bucks and go with the cheapest company, like in everything else you pay for what you get, especially on one of the biggest investments you can make. Good home inspectors are worth their weight in GOLD !!
