All homes are technically sold in "as is" condition. That means that no house is perfect and the sellers are selling it as you inspect it.

there are only two occasions that hold the seller to repairs; roof cannot leak and any environmental conditions, i.e., termites (seller must treat for live infestation)...and other environmental conditions.

A good inspector will identify what repairs you may have on your plate for your future. There is NO perfect home, even new construction has issues.

You may speak with the Building Dept in TOB @ 516-624-6200 for clarity and confirmation, but as I understand the permit that is required is for demolition of the house. You may sell your property, while not representing your house and then the new owner would have to acquire a permit for demolition, before they rebuild. If there was any negative part of Trulia then it is these Realty Trac postings. They just get folks all excited when the home is not even for sale yet and may not be for as long as a year !!. If you are interested at all in buying a foreclosure like this one then Trulia is not the best place to be looking. Realty Trac just wants you to sign up with them and pay for foreclosure information which I can let you have for free!! There are several things that can dictate the time it takes from the time you sign contracts to your lender approving the loan to closing. On our end, as a mortgage banker, I can say it's acceptable to deliver on an FHA loan (or just about any other traditional type of mortgage) within 30-45 days.

If you're buying a short sale, for example, it could take a couple months just to negotiate the offer with the seller's mortgage servicer, which for the most part happens before you get fully done with your mortgage process.
