That listing is over three months old, and has long ago been rented.
Trulia Rentals do not update as often as they should.

If you are looking for a Rental in the Marshfield area, choose to work with an Experienced Rental Agent.
If an agent has not handled at least 10 rentals in the past year, try to find someone who has.
It will give you they best opportunity to find a quality rental.

You can search the registry of deeds for foreclosure information if you know how and have the time.

I would hire a local professional who focuses on foreclosures to help you find properties that are actually available.

245 Canal St is the only bank owned property on Canal St currently listed in the MLS. However, the property went Under Contract 2/28. If you are serious about your property search find a Realtor to assist who will set you up with an MLS. Sites such as this one have some great trending graphs and other data, but the listing information is often old and inaccurate. Grandview offers sweeping vistas to the north of the South River and beyond Humarock of the Atlantic Ocean. The key feature to the location is that the property is not prone to the rage of the ocean. Humarock is a barrier beach and as such the ocean front properties feel the brunt of all tide surges and storms. Grandview provides some sense of a bit more safety from the fury of mother nature - but the neighborhood feels the intensity.

The value is in the land. What is the value of the scenic vistas? It is easy and complicated. Keep in mind that other states tax land owners on scenic vistas above the value of the property. Not the case, yet in Massachusets. But the assesors do add the 'view' value as best they can.

Buyers will pay for the killer view. It is important to look at both, the value of the structure, and the secnic view. The buyer must be in line with the seller on this one with the hint, BIG HINT, of subjectivity for a view.

It's worth knowing that in Marshfield there are currently 25 two bedroom condominiums listed for sale in the MLS. They range in price from $109,00 to $629,000 so there is a lot to consider. This condo has the lowest cost per square foot of all the 2 bedroom condos listed.

This complex does not appear to be FHA certified so if you need financing you will probably need to secure a conventional mortgage. https://entp.hud.gov/idapp/html/condo1.cfm

Adam, the property was originally part of a larger piece of alnd with a house on it. The land was divided and the original house has been sold. The current owner is listed as a development company. If you have any other questions, let me know.
