All Sellers accept cash. Why wouldn't they? Have a Realtor present an offer. Keep in mind that just because you are presenting cash does not mean they will accept too low of an offer.

Excluding trades I have closed very few deals where the seller didn’t accept cash. Exception, a few times when the seller brought money to the closing. Most buyers think paying all cash is some type of magical incentive, not at all. According to the Realtors I chat with frequently some cash buyers are a lot more difficult to work with than those that borrow part of the purchase price. Being difficult has a tendency to slow down the process, why would a seller take less if the buyer is more difficult? Doesn’t make sense to me.

While I do not represent this seller, nor am I he, I can tell you will some confidence that almost ALL owners will gladly accept a cash offer. In fact they prefer it. The sale can typically close faster, and there are generally fewer hurdles to cross (appraisal, underwriting, etc.) when a lender is not involved.

Now, if you are asking if they will discount the price for a cash offer, that is a different story. It really depends on all of the terms of your offer, and you will never truly know until you make one.
