I did a little bit of research on your home, and the county lists this address as an industrial/warehouse building. Is this something that has been converted into a home or is it still used for business?
You will find that commercial price per square foot is very different than residential price per square foot. As I am not an expert on commercial real estate values, I will address this question as if the space has been converted into residential space.
First, ask yourself "is the whole 6400 square feet a residence?" Well, if it is you are in luck. Home values in the Highlands area of Denver saw huge increases during the housing boom of pre-2006 and this area of town continued to hold value better than most of the Denver Metro area.
The median residential per square foot price for 80211 is between $210-239 per square foot with the low end being around $100-120 and the high end being over $330. If you took an average price per square foot it would likely be closer to $200-250 as there were more houses sold at the lower end than at the higher end in the past six months.
Of course, this doesn't really answer your question about your possible listing because there are many other factors to take into consideration when we look at the value of your property, but it was some interesting information, wasn't it?
