why is everyone selling their homes in this area?

Due to the sink holes in the area. Beacon Woods had one last year that opened up and caused the entire back half of the house to fall in without any warning. Beauly Cir in Trace Highlands had one found under the house and the one for sale at 14345 Beauly Cir has a sink hole under it so the owner is trying to sell before the unsupected buyers find out about it. This is why they keep dropping the price.

Beacon woods is a huge community. So while there are a lot of homes on the market , it is but a fraction of the total homes.
