Hi Tedweisman, the association fee on the property you are inquiring on is $105.00 and billed quarterly. The community is called Holiday city Berkeley you may call them monday thru friday before 4pm there number is,(732) 341-5707. The fee includes: library, 2 pool, shuffleboard, bocce, billiards, woodshop, ceramics and more. There are a few communities within holiday city each with different HOA fees and are based solely on the community not the size of the home. It depends on the Condo your looking to purchase. I know most HOA fees are going to be different depending on the factors such as building maintenance, materials, location, overall expences, # of units in buliding and the overall expectations of the owner. Some owners may or may not lower their HOA fees based on the occupancy in the building from the time of the grand opening to 5 years later. I reside in a town in NJ where all of the Condo buuildings have different prices for their HOA fees and it truly depends on the key things about the building and if whether or not its gaining its expected exposure since the grand opening. I only know a little about this subject and would suggest this person below to giude and help you with further questions you may have.
