when it states that the HOA fees are xxx, and that the payment schedule is monthly, am I correct in thinking that it is that amount per month,?

Sometimes Townhouses will collect on a quarterly basis so just be sure before you make an offer. Also you may also want to ask for a copy of the association's most recent financial statements and reserve account balances. You would be wise to include this request as part of the contract as most HOAs and Condo Assns will not release their financials to anyone other than an owner.

That is often a confusing issue! I would ask your Realtor to confirm that for you just to be sure. You can call the HOA and ask them what the community HOA fees are and how they are paid.

It usually is up to the HOA to break down how they are paid. Some require payment in full for the year and divide the payment to give you the monthly amount. And some do a monthly payment. It would be advised to have your agent contact or contact yourself the HOA community.
