what is the current sell to asking price ratio in the local condo market? where can i find this online?

Keep in mind this ratio you are looking for in usually based on the listing price when the home received the offer..... many times the sellers have done a price reduction and even multiple reductions. So the real question is what is the sell price ratio to original asking price and that would take some real research.

I'm wondering how this information could help you since the asking price can be close or far from fair market value of any condo. In other words, every home should be viewed as an individual situation. If it is considerably overpriced, bids will usually come in far below the asking price. If it is priced well, the the bids could actually go slightly above the ask.

The average list to sale ratio for condos sold in Oshkosh in the last year was 96 percent of the sale price. This average takes in the lowest ratio of 72% to the highest at 100% of the sale price. For the period of January 1 thru current date, the average ratio was 95% with the same low of 72% on 4/30/10 and the same high of 100%.

This information was taken from sales information within our multiple listing information. I do not believe you can find the same information on line.

Not sure you will find the information you are looking for online--however, do keep in mind that in order to establish a fair price, you need to be aware of comps--recently sold similar properties in the immediate area, review the data and see what it suggests as to pricing--much will depend on location, size, amenities, condition, etc. Any local agent can help you and comps are provided free of charge.
