Greetings Charles,

I don't know if you have a three or four bedroom townhouse in Fiesta Key so I will give you figures on both. Starting with the three bedroom units there are currently two for sale under $85,000. I pulled the last two sales, both in December, in there and they both were in that range so we have established that the three's are selling at that price. The last sale for a four bedroom unit was $140,000 back in March 2008 which is a long period of time in this market. Prices on those have come down as well and that is reflected in two that are listed at $109,000 and $122,900.

Unfortunately prices will not be going up soon because of the excess of townhomes that are available both inside Fiesta Key and in the surrounding area in other rental communities. We are seeing an increase in interest back into our area from outside investors but properties continue to come onto our market by way of forclosure or other means. The banks or investors that have them for sale are taking large losses to dump expenses which in turn is making it very hard for home owners to compete.
