Hello Richard,
We've only seen a small decline in pricing in Woodstock. We seem to be somewhat insulated compared to what's going on in the rest of the country. The second home market still remains quite strong.

If Mr. Azoff is still watching the Woodstock, NY market since the initial question, it is noteworthy that recently many properties in this area, in the higher price ranges, have had substantial asking price reductions.
Not only are real estate markets local in their trends, to see what the market is doing, you want a knowledgable Realtor to go over the details of the recent stats in the specific market segment being considered. What's happening in that market? What's the competition? How many homes got sold in the last six months? How many are likely to get sold in the next year? If one is a seller, it's important right now to have a compelling list price. Buyers are skittish in general. They need to see value. If you are also a buyer, there are no doubt some highly motivated sellers on the market, even if they're not priced compellingly yet. You want a strong, highly knowledgable Realtor, who understands the statistics and can help you establish realistic values. Then you might find the deal of the decade in Woodstock. Sometimes a buyers agent needs to present your value proposition to the seller's agent and the seller on your behalf in order for the seller to grasp today's reality. You want a great agent.

Prices in Woodstock have come down, (as they did throughout the country), since the really high prices of 2005 and 2006. Prices in Woodstock, however, seem to have remained more stable than in other regions. The particular style, location, setting, view, condition, size, acreage, amenities, features, age, etc. all play a role in the pricing and value of a particular home. Your Real Estate Broker should be able to help you understand and compare the pricing and value of any specific home. Especially in an area like Woodstock, I think that since there are so many unique properties & settings, you will really benefit from the knowledge and experience of a great Broker. ...they will go down after realizing that a house build 40 years ago can not increase by 1000% in value into ,what we see today price!! These are mostly old Houses here ,mostly really not good build and to say a little repairs here and there is worth the price!???Did you ever look into local woodstock politics??if so,you are not gonna buy here,accept you dont care and are old and senile and hate children,like the rest in charge here!!!

Westwood Metes and Bounds is constantly compiling statistics for our area. That combined with knowledge, intergrity and awesome sales agents has enabled us to be number 1 in sales in ALL of Ulster County for the last 16 years, based on MLS statistics. In regard to Woodstock, this area has held its own better than all other areas in our county. Knowing when the time to sell is good is very indivisualistic. You not only take into consideration the price but what you are doing when you sell. Where are you going? Will you be buying another house in the area and making a lateral move. So when and if you consider buying or selling pick a Realtor you can sit down and talk to and who has YOUR best interests in mind.

Hi Richard,

We are holding steady on prices here in Woodstock currently. As stated, there was a small decline over the last couple years, nowhere near the decline in other areas but the buyers are certainly taking their time!

The housing market in Woodstock is strong for quality homes. As with all markets, there are bargains to be found, and those that need a little work, but have a Woodstock style will be of great value.

My contemporaries are correct, however there are some foreclosure properties that are a HUGE bargain, as well as some short sales. Rentals are pretty stable, although there appear to be more units available that in recent times and thus some flexibility in terms of credit scores, prices and amenities offered. Woodstock, however, remains a destination so again, it has not dropped as much as in other areas. The prices in the area have had less of a decline than the rest of the country. Woodstock and the surrounding areas are favorites for second homes.
