what if the average cost of the properties in the are is 75,825 but i know for sure the property has multiple violations can the price be lowered?

They can accept whatever price they want.

Sure, local knowledge is huge in pinpointing value. For example, if you believe a property is subpar, due to multiple violations, then yes, the value will, of course, be lower than a property that has been maintained over the years. Make sense?

This particular property has already been sold. Get a realtor that will work for you. It costs you nothing. Listen to them and they will guide you accordingly

Get a real estate agent who specializes in the area(s) you are interests in. They can prepare a free analysis of the market value of the home and negotiate price reductions or closing credit due to the multiple violations.
