Keeping the rents under $2,000 / month is a great way to keep that home occupied.

PPl may be able to afford MORE, but will do so if they do not have too.

Al, there are a couple of properties that have been rented out in the last few months that have a golf course view in Wakefield. Both townhome and detached have rented out in the $1550-$1800 range. Not knowing particulars on your property it could possibly edge up from that range some. We would rather give you the probable range and pleasantly surprise you with a higher number if it would be realistic once the property is viewd. You will need to take into account your current rental competition because if you do not have much, you may be able to add rental value as a result. The rental market is very good right now and if you are priced well, you can obtain a renter in 2 to 4 weeks. Overpricing yourself will buy you vacant time on the rental market, so it is not worth trying to get another $50 a month when that could add 4 to 6 weeks to find a renter and lose those months of rental income. For a 2400 sq ft detached home you would more than likely be in the 1800 to 2200 range per month.

In Wakefield you can expect a range of 1,600-4,000, depending on the square footage, 2,200 sq. ft. or so up to 4,000 sq. ft.
