Thank you for your feedback. Yes, I am aware that some homes in SeaBridge have sold in the 200k's; they were foreclosures, short sales and built in the 1970's and 80's, in need of repair. I am an investor/owner; the home at 48 Sea Harbor Drive East was built in 2002, of Concret Block Construction (CBS), and is priced right for its recent construction and exceptional condition. Feel free to view my postings on http://www.zillow.com and http://www.militarybyowner.com and share with your interested clients. The comps for newer homes in SeaBridge more closely align to Coquina Key's newer homes and not SeaBridge older 1970s/1980s,outdated homes. Compare apples to apples for good newer home area comps.

Hello Howard....I am quite familiar with the Ormond by the Sea market, my last 4 sales have been in a community called Seabridge. A 3/2 home within walking distance is selling on average at about $170K for good condition, with some updates...180 to 200K. If you could e-mail me on why you think homestead was put in your question as any home that is your principal residence can obtain a homestead if you are a US Citizen.

I sold a home to a buyer for just over 100 just across the street from the beach.
In Ormond by the Sea the beach is across the street for the lower priced homes.
There are some higher priced homes in Ormond on the beach.
