In this current market, a single family home in the area is valued higher than an income property.
One reasona may be because homeowners are willing to pay more for their own home, than would a buyer for an income property where they will not reside.

Comparable income properties between Adams, and Jefferson average between $360,000 to $450,000; depending on renovations done and square feet of the property.

Hi,

What is values based on the listed prices or actual sales. These properties are two different types. One is single family home and other is 2 units. 3310 Montclair is single family home 1,200 sq. ft. 2 bdrm and 1 bathroom. 3300 Montclair is a 2 unit building 1,726 sq. ft 4 bedrooms and 2 bathrooms. Different factors are condition of properties and the rents that 2 unit in bringing in. Hope this helps.

You can not trust the 'Trulia Estimate', the Zillow 'Zestimate' (the 'zestimate' for this property is only $330k compared to Trulia's 'estimate' of $358k), or any other many sites valuations since they each use their own formula for interpreting the public record. Trulia & Zillow are actually the first to tell you that they can be significantly off in value ~especially when we are in a market that is changing, in this case/ area where prices are still going up.

Valuing property is more of an art than a science and you could have ten different appraisers go out and conceivably get ten different values (though they should all be within a reasonable range) depending on the individual research, knowledge of the area, and experience.

If you are looking to buy, sell, or even just refinance, you would really benefit from using an agent. We will have access to the same info that professional appraisers use and will gladly share it to help you to make a more accurate determination of value.
