Bobby:

I can ONLY suggest a SFH (Single Family Home) most condominium associations (ALL) that I know of will not allow 2 or more dogs- regardless of size. You can search Miami Beach and ALL of South East Florida on or web-pages - http://www.waterwayrealty.com/mix.htm -

I reccommend looking at North Beach, as prices and values are a bit lower that "high-end" Miami Beach proper.

200K is a fine start- especially if you don't object to carry a mortgage of about the same amount.

Miami Beach is a very stable and high demand geographic.

Bobby,

Townhouse or a house may work well with three dogs a condo may be a bit tricky but that is for you to decide.
Since you made price and the distance of a radius of 10 miles to and from the beach a viable issue ADVENTURA community came to mind that may fit the bill. It is both attractive, pedestrian friendly and has good resale value and it is minutes from beach and downtown. As a Broward Fort Lauderdale agent I bow to my colleagues who are more knowledgable and call Miami their back yard and will surely recommend other places Adventura is a place I am quite familiar with and it does offer perhaps an option.
We do visit Miami the distance from Fort Lauderdale is less than 30 minutes but it is indeed a busy place with lots of traffic like most large Metropolitan Cities.
If you enjoy the suburban lifestyle than Adventura will sure please you Adventura is half way between Fort Lauderdale and Miami. There are a variety of residences town homes, villas, single family homes that may be available in your price range. A community that is surrounded by navigable water ways, parks, and one of the most dynamic shopping malls in South Florida with business districts offering job opportunities or just great shopping. The beach is a matter of minutes and access to Miami via US 1 or I-95 or the Turnpike is less than the distance you described . Take care of those precious pets they are indeed mens best friend somewhat like a good realtor who has your best interest at heart.
Good Luck In The House Hunting stay away from expensive repairs even when you can fix them yourself. There plenty of good properties that don't need to spend extra money fixing up.

Hi Bobby,
Will you be financing or purchasing cash? Not all condo developments are open to financing. Maintenance fee delinquencies above 15% may hinder financing. There are many nice, pedestrian-friendly areas within a 10 mile radius of Miami Beach. The key points are what is your preference, small house or condo and how important is being close to Miami Beach versus having a small house? I located a nice oceanfront 1/1 condo on Ocean Drive for $199,900 with a low $227 maintenance! Also, 2 units on West Ave in the $180's with balconies and parking. I also located a 1 bedroom foreclosed unit in the Mirador on the 2nd flr (same as gym and pool) listed for $147000! That's a great deal. If that's not enough, I located another larger 1 bed 1.5 bath foreclosed unit on the 15th floor listed for $181,500. A 1/1 unit at the Flamingo listed for $195000. If you want something newer, right across the Venetian Causeway you have a great foreclosed 1/1.5 unit at The Quantum (built in 2008) with a great view and listed for $200000. I also located a large 2/2 foreclosed unit at The Sail near Brickell and Mary Brickell Village area on the 18th flr listed for $189900. If the three small dogs become an issue, I located a 2/1 foreclosed house in North Beach listed for $175000 with a 6415 sqr ft lot and another foreclosed 2/1 (may not be financeable) listed for $159000.

Bobby, I recommend this as the best buy and location in South Beach, in the ultra-sophisticated, upscale and safe SoFi/South of Fifth neighborhood of South Beach. There is not a safer or more pet and pedestrian friendly area in Miami Beach than SoFi neighborhood. This steal of a unit is a diamond in the rough presently, but can be bought at well under $200k and therefore have lots of potential for beautiful renovations. Located on tree-canopied Meridian Avenue, only 3 blocks to the beach, 2 blocks to the brand new oceanfront South Pointe Park and baywalk teeming with families, pets, bicyclists, etc., as well as outdoor waterfront bars and restaurants that are also pet friendly.

Good Afternoon Bobby,

Obviously this is a great time to buy.
There are some great opportunities out there.
Are you a cash buyer or financed?

I have some options up on Collins Ave and the Indian Creek area. If you are willing to go over the bridge there is some great value in the Greater Downtown Miami area and you are still close to the beach. You will get a little more for your money over there.
I invite you to my website to browse some properties as well.

Best,
