Longboat Key obviously offers some great options for living on or near the water as the island is narrow. The south end is in Sarasota county, the north end is in Manatee county. The south end has most of the large condos.
LBK has beautiful beaches, especially on the northern end where they are wider. The public has to reach the beaches by way of public beach access points that are marked but can be difficult to find.
The city of LBK has it's own government, police and fire department. Both police and fire pension funds are running deficits that must be addressed at some point thru higher taxes or other means.
Flood insurance is a hot topic for properties located in flood zones, especially those built before 1974. Flood elevation of the home can now have a huge impact on the flood insurance rates you will pay now due to changes that went in effect October of 2013. If you are looking to buy a home on LBK, be sure to check the rates before you close.
Longboat Key is a beautiful place to live, but buyers should be aware of the negatives of island living as well.
