Jasmin--that depends on the type of loan and your credit situation. FHA requires 3.5% down and most conventional require a minimum of 5%. It would be wise to contact a Realtor that will refer you to great lender in your area.

Question for you Mr. Boyington:
For someone looking to investing in their first rental property, what can one expect? Is it truly as high as 30% down? By someone I mean myself :). Also, my daughter is saving for her first rental property. She will continue to live with me until after she finishes college in 4 years. What are some things she would benefit from a first time buyer?

That depends on the loan that you are obtaining. You can obtain FHA loan for 3.5% down or if you choose to purchase a home in a certain area approved for USDA loan then you put 0 down.

Down-payments vary depending upon loan-type:
VA- zero
FHA-3.5%
Conventional 5-20%
Hard Money-Depends upon the ratios
USDA-ZERO.

Hi,you could you use different types of loans between 5% and 20 % downpayment.Have you been pre-approved? I have some lenders I could send you to to get this right in the case needed.Now in case that that you are paying cash for this property then the down payment could be about the same and remenber you still will have the option period as a protection to get out of the transaction if you are not liking the property from the inspection.

That depends on what type of financing you're getting, FHA loans let you put down 3.5%

If for FHA 3.5 percent , if your credit score is at least 620 for a Conventional it is 3% down
