The Modesto market is on fire! Properties last sometimes just hours. Lenders are beginning to think about sub-prime loans again ( see my blog). Many home buyers are making offer after offer without any results. FHA buyers are almost finding it impossible to get a seller and their agent to consider their offer. Conventional and cash buyers are willing to pay in excess of the appraised value to win the day! Sellers are paying too much in commissions considering little or no effort is required to get their house sold! Here at McGrath&Aguirre we offer full MLS service for only 3%. We believe the property owner shouldn't have to over pay for marketing and services that aren't necessary in this market.

Time will tell if history repeats itself!

inventory is low all over the USA. the banks are in control of the market. buyers have to educate themselves and make sure they do not over pay for a home that is not worth it. history does repeat itself...don't ever forget that.

Inventory is down in Modesto, as with the Valley in general. However, there are still great opportunities out here! The key here is too have a motivated agent who will go that extra mile in this market. When you see something you like you need to act. Good Luck!

Property in Modesto is scarce. Not uncommon to have multiple offers with some coming in with cash. You have to be ready, willing, and able to compete in today's market. With a Realtor that is willing to run the distance and put you out in front.
