Gale Ranch is at the top of the list for being one of the most sought after areas in San Ramon. The great schools, community ammenities, proximity to transportation and beauty of the area offers families with children everything they can want for a high standard of living. As a result, you will find homes in Gale Ranch move very quickly if they are priced right. There are several different neighborhoods in Gale Ranch to choose from. As a buyer it's great. Prices will never be lower. Just know that the inventory of homes available is low so there is a lot of competition from other buyers. This is driving prices up so the best advice is to buy sooner rather than later to get the lowest price. Last week I submitted an offer above asking price against 22 other offers and we didn't get the house. We would have gone higher but the buyer was limited in his affordability.

Houses are moving quickly.. Normally new listing are gone within a week or less. I'm seeing more Windemere homes coming on the market than Gale Ranch right now. Gale Ranch is highly sought after community. The schools have outstanding ratings. If your a buyer be prepared to act quickly, if your a seller now is a get time to sell quickly.

Just like most parts of San Ramon, there is a very strong market in Gale Ranch. As John points out, the big problem is a shortage of inventory. What makes Gale Ranch particularly desirable is the high quality of schools combined with Shappell quality and age unde 20 years. Plus there are homes at all price points from townhomes to large executive homes.

Are you planning to sell a home there? If so, you still need to have it prepared, priced and marketed professionally in order to get the best price.

If you are thinking of buying there, you will find yourself competing strongly with other buyers. Make sure you are working with an agent who has a strategy to get your offer accepted rather than another one.

The only problem with the Gale Ranch market, and the entire San Ramon market, is that there are not enough homes for sale to satisfy the strong buyer demand.

If you are a buyer, you will be challenged to move quickly to buy the house when you find one that meets your needs. You will likely have to pay more that you expected, especially if it is a multiple offer situation.

If you are a seller, you must make your house as appealing as possible, engage a Realtor who will market it aggressively, price the house properly and it should sell strongly.

Gale Ranch is a very popular area and the homes sell quickly. There are currently only 5 homes on the market in Gale Ranch. Homes in Gale Ranch sell on average within 25 days of becoming active and some sell within 5 days.
