I've lived in Colleyville for several years and currently live about 5-10 minutes from there in Trophy Club. Colleyville is a very sought after area to live. Beautiful homes and neighborhoods and highly sought after schools. You shouldn't have any problems selling a home there in a relatively quick manner.

Several months ago, my neighbor put a "for sale" sign in the front yard of her 3br 3ba zero lot line home in Colleyville at 8 a.m.; the buyers drove by about 10 a.m. and were ready to put in an offer by noon.

In my neighborhood, there are no homes for sale at present.

In one of the neighborhoods nearby, there are ongoing tear-down projects for replacement of 1970s ranch homes with 4000 sq ft plus homes on half- and one-acre lots. The market is a bit hotter east of Colleyville Blvd.

Depends on the type, condition and price of your parents' home. Sophie telDiaz is a good local agent, has done work for us.

Good houses will always get off the market faster and this summer the market will be moving quick. That's why it is always good to view homes and be prepared. Know the right one that best suits your needs. When you find a home you like you will be able to move forward without letting another buyer the opportunity to place an offer.

The market is pretty good here, but each home is different. Priced right, updated, and staged, it can sell pretty quickly. Overpriced, dated, and difficult to show and they can stay on the market a long time.

Median days on market is 37 in Colleyville. Some sell first day on the market though and some sit and sit....

If they are interested in selling, I sure would like to see inside their home.

Marketing time is a function of supply and demand, which is dependent mostly on the price level of the home. Under $ 250,000, there is less than 2 months supply (five signs up, of which 2 of them are under contract). From $ 250,001 to $ 500,000 there is just under a 3-month supply (75 signs up, of which 29 are under contract). From $ 500,001 to $ 750,000, there is a 6-month supply (58 signs up, of which 13 are under contract). From $ 750,001 to $ 1,000,000, there is a 6+ month supply (35 signs up, of which only 4 are under contract). Over $ 1,000,000, there is a 21 month supply (20 signs up, 2 of which are under contract). To answer your question, the lower priced houses are moving in less than 30 days if priced properly and looking good, moderately priced homes are moving well to in under 90 days. If the home is over 500K, it will take a little while, but not forever. And if you have something over a million, don't make any plans for less than a year, unless they are willing to be very aggressive with their price.

No professinal can render an opinion for just generic area than specific. Typically more expensive not updated homes on market longer.

If you require a quick response you might try leasing for fact not many homes on market for rent in Colleyville.

This is my personal belief, but no matter where the listing is, if you get the right agent, go get her, a pro, no excuses kind a guy or gal, your in laws will sell the house before they know it. Because, there is two kind of agents: the one who lists your house and the one who actually sells it. So make sure your interview the agent, let him tell you why you should pick him, and usually you can tell wich one will actually sell your house. Again that's my personal opinion.
