Nice homes priced at the market are selling in one day with multiple offers. Parkland has a fantastic quality of life and the best public schools in the US so people relocating from out of state always choose Parkland !!!

How well are they priced? How well are they being marketed? It's a 50/50 combo....
That said, homes priced well (inline with the property' condition), will sale well...

Homes that are priced right are selling very fast and prices are trending upward. 6 months ago there was 8 months of inventory and now 4.5.

Fast. Parkland homes, when priced correctly, may go to contract in as few as as 2 -3 days and close within 30 to 45 days after that, depending upon whether the buyer is coming with cash or a mortgage.

In general, we have seen housing inventory decline by more than 35% since last year, and prices have risen on average 6- 10%. Buyers of homes in Parkland see that demand is up, so they are expecting smaller concessions from sellers.

If you are searching for a Parkland home, this is still an excellent time to buy, but there are no more bargains out there. There are, however, homes in Parkland that are reasonably priced. And those are moving out of the market rapidly.

The market does determine how fast a house can sell. Sometimes it is in the favor of the buyer and sometimes it is in the favor of the seller. Though having a good strategy to get it sold helps. If potential buyers don't know a house is on the market how can they know they might want to buy it?

Homes that are totally remodeled and priced near the market are selling in a few days. Homes that are totally remodeled and priced too high usually sell in 30-90 days, Homes that need a lot of remodeling are sitting and we have homes that are totally remodeled and beautiful lake views, that were priced way too high, on the market for years. As school approaches there will be a frenzy in Parkland due to the low inventory. Call me I have new listings coming on next week.

You have a nice answer from a Florida Realtor below, but forget about Florida and your area in particular as this could be slightly different....
But we are in most areas of the US in a buyers market, which means more homes are on the market than there are ready and willing and approved buyers. So the few ready buyers can cherry pick, good
for the buyers, good to buy with good credit a good down payment and a good secure job.......
For Sellers on the other hand, not so good, selling a home requires the right, the most competitive
price for their market, and the home has to be in move in condition and show beautifully to sell faster than any other on the market..... and even though since all depends on the buyers tastes and needs and pocket books, Sellers these days need to be more patient than ever before and they also have to
realize that they are competing with Short Sales, Foreclosures and those properties where the owners are distressed and just need to sell to get out......

And one more tidbit of thought....
Even if a local Realtor will let you know what the average time on market for your town is..... it
does not mean much, just a vague guide line, but 6 months, does it mean before the 6 months are over your house will have sold NO, other homes come on the market, houses reduce their
pricing etc. etc. and is your home different from most, then it means even less....

You need a good Realtor to actually compare YOUR home with the closest homes that have recently sold, so you know what your potential final sale price could be, listen to recommendations of things to do to the home before putting it on the market (paint, moving or removing furniture, add landscaping or planting for better curb appeal or other) and the Realtor will also keep you udpated
about changes in the market in your area so that you can adjust your pricing accordingly.

Also make sure to get in the very beginning an idea what after all expenses your net to seller
could be, as you must thing about what to do thereafter, once your home sold.

There are many factors to take into account; size, price, location, condition, age of home. There is no one answer that will address this question.

Parkland is a popular area, and homes are in demand. Everyone is looking for a bargain.
