But we are in most areas of the US in a buyers market, which means more homes are on the market than there are ready and willing and approved buyers. So the few ready buyers can cherry pick, good
for the buyers, good to buy with good credit a good down payment and a good secure job.......
For Sellers on the other hand, not so good, selling a home requires the right, the most competitive
price for their market, and the home has to be in move in condition and show beautifully to sell faster than any other on the market..... and even though since all depends on the buyers tastes and needs and pocket books, Sellers these days need to be more patient than ever before and they also have to
realize that they are competing with Short Sales, Foreclosures and those properties where the owners are distressed and just need to sell to get out......
And one more tidbit of thought....
Even if a local Realtor will let you know what the average time on market for your town is..... it
does not mean much, just a vague guide line, but 6 months, does it mean before the 6 months are over your house will have sold NO, other homes come on the market, houses reduce their
pricing etc. etc. and is your home different from most, then it means even less....
You need a good Realtor to actually compare YOUR home with the closest homes that have recently sold, so you know what your potential final sale price could be, listen to recommendations of things to do to the home before putting it on the market (paint, moving or removing furniture, add landscaping or planting for better curb appeal or other) and the Realtor will also keep you udpated
about changes in the market in your area so that you can adjust your pricing accordingly.
Also make sure to get in the very beginning an idea what after all expenses your net to seller
could be, as you must thing about what to do thereafter, once your home sold.
