Why do Buyers assume that the LISTING price is representative of the VALUE of the house:
I doubt that you could find an MLS in the US, where there isn't a big disparity between the LISTING price and the SALE price, (particularly using the ORIGINAL listing price!)

LOCATION...LOCATION...LOCATION!!! It's everything in real estate. This is a highly desirable area.
It's quiet, serene, beautiful, friendly neighbors, well kept homes, short drive to Knoxville and other larger cities, north and south. Good doctors, dentists, grocery stores, pharmacies, hospitals close,
parks, fishing and boating, and lots more things to make this a desirable place to live. Prices are cheap compared to what you get. You'd be lucky to live here. Forgot: freeway access very close.

Hi there... don't know exactly where you're looking, but the algorithms Trulia and Zillow us in their price estimates appear to include short sales and foreclosures (which, of course, do affect selling prices in the vicinity to some degree), but do not seem to reflect lot sizes, waterfront or view lots, docks or docking rights, and neighborhood amenities that absolutely do affect home prices.
