As a non-realtor but a regular vacationer from MI that recently returned from the real Naples in Tiburon we visited this community and keep in mind this is well east of the beach area and I-75. Pretty well planned and budget units with a decent view in parts. Unfortunately, this is a leftover of the Naples Bldr Greed where they must maximize acreage and they planned on higher selling prioces and they give you these dug ponds pocket lakes are often have more an appearance of ditches with the shorline unkept. Golf Course itself was well kept and beautiful but found it troubling as to why the shorelines were so messy on what my wife kept seeing as ditches needed some clean-up. Many of these Condo's are nothing more than shotgun apt's with carports they call Condo's and if search VRBO the community is a top renter community in Naples.

The community was maintained much nicer than the adjacent Quarry - Yucksville - for a 5 yr community it looked 20 as they irrigate with filthy dirty water making the streets/curbs BLACK! Heritage Bay is OK if you understand your nowhere near Naples or the Beach but it's relatively cheap p but let's be honest they are friggin apt's not Condo's!

Heritage Bay has the nicest facilities for a bundled golf course in the area. The views are spectacular with 80% of the community comprised of lakes, golf course, or preserves. Bundled golf means that use of the course is included in the master association fee, there is no initiation fee, and there is no membership fee. Since there are a lot of members paying the fees, the cost per resident is very low in comparison to other clubs. In Heritage Bay, you can buy a 2+Den condo with a one car garage for just over $200,000 and the total master & association fees, and taxes are under $9,500 a year.

In January, February, and March, the golf course is like every other place in the area...very busy. If you want an optimum golf experience and are willing to pay the initiation fees and membership fees, Heritage Bay is not the place for you.

If you have no country club membership of any kind and want to play some golf, finding a decent golf course to play in season is really tough and expensive. Heritage Bay offers a complete resort lifestyle and affords you the opportunity to play golf at very affordable prices. It was included in a magazine article as one of the top 100 amenity communities in the entire Southeast of the United States.

The smaller condo floor plans are similar to the other Lennar bundles golf communities but Heritage Bay condos come with all wood cabinets, 18" tiles, stainless appliances, and need no updating.

Come out and see the community for yourself. I will be there on Sunday doing an open house at one of my listings.

Since there are so many units and the golf membership is bundled, the golf course is overwhelmed with players. Not good if you really want to play golf.

It is a bundled golf community neaqring build out. There are good values for resale and new homes. I believe our market is moving up and that the potential is great.

Potential??? When you say potential what are you looking for- income potential? Value potential? Please clarify.

Meanwhile, Heritage Bay is a premier golf inclusive neighborhood. Currently, the development is almost near completion with 40 single family homes and 35 Veranda style condos left to sell. This means that some 1100 units have sold. It's a beautiful place roughly 30 minutes to downtown Naples and 15/20 minutes to the nearest beach.

Golf inclusive means that when you buy there you are a member of the golf community. The yearly dues will run you $3000 to $4000 per year for the master association. If you want a golf community this is perhaps the most economical way of being part of a country club.

Understand the golf fee is on top of your neighborhood fee's.

The potential in this area of Naples is the hottest over the past year. Why?
Because expansion on the west side is limited and costly. Heritage Bay and many other communities are experiencing unprecented growth and numerous buyers both domestic and international have been here in droves. Builders and developers have outlined plans for further expansion of the area ( east of 951/Collier Blvd), and roads east/west and north/south are slotted for expansion.

Couple that with declining inventory. This IS THE YEAR TO BUY! We will not see these prices again, and inventory is decreasing despite the doom and gloom national reports. Homes are now experiencing "bidding wars."
I have lived in this area for 11 years and now am witnessing the "turnaround town " that has been documented. Real estate trends and markets are local...All I can tell you is this area can be a good investment.

It is one of the top bundled golf communities in Naples and the amenities are second to none. If your an avid golfer and don't want to pay the huge equity fee then Heritage has great potential and appeal.
