do we pay more for apartment facing the Central Park?

Are prices for houses usually high at the Central Park area or we get to choose to pay higher premium for units facing the park and lower premium for those not?

Thanks Maureen. An apartment with a direct view of Central Park can be as much as 50% more than the same apartment facing the back of the building. More information about views and premiums below...

Proximity to Central Park adds to a property's value, especially if there are views. This does not mean that every unit is selling at a premium. But all other things being equal, yes there is definitely a premium.

Generally the buildings near Central Park do command a higher price per sq/ft. The units facing the park definitely have a higher price..... In NYC it is about the Location and View and Placement of the unit in the building. For example... at the Trump Buildings near Riverside Blvd.... the units with the river views command a substantial price versus the ones not facing the water.
