Quite the contrary. There is LOTS of new construction in the Rancho Cordova area, including a couple very large Master Planned communities. Unfortunately there is not much new home sale data in the MLS - not all new homes are sold via MLS, though occasionally builders will "list" homes on MLS. A few resources:

Ute's MLS stats are correct with regard to homes built in 2007. Just generally speaking in 95742 (the zip code in Rancho Cordova where most of the new construction is), according to Trendgraphix which compiles MLS sale data, there were 123 homes on the market there in August, 15 were pending sale during August, and 10 sold in August. There is just over 12 months of inventory. Average price per square foot was $163. Average sold price was $443k. Unfortunately Trendgraphix will not break down stats by age of home. Most Builders will allow you to be represented by your Realtor, however some of them are not in the MLS system as Erin and Ute mentioned.

I pulled Sacramento County tax records, for these Rancho Cordova statistics:

243 homes were built in Rancho Cordova Zip Codes 95742 and 95670 (208 were in 95742 35 were in 95670)

Of the 243 homes completed and made ready for occupancy in 2007 approximately 189 were transferred to buyers. 54 remain owned by their builders. In addition to the ones already mentioned, these include William Lyon Homes, JTS Communities, Tim Lewis Homes and US Homes.

Some of the homes owned by the builders are pending sales to buyers, some are complete and waiting for buyers. Some are being used as model homes.

The statistics do not include homes completed in 2006, nor do they include homes that are currently under construction, and not ready for occupancy.

Dividing 189 by 243 tells us that builders have sold 3/4 of the homes they completed so far this year (77.7%) The builders appear to have made the business decisions to sell, by offering considerable incentives and large discounts rather than hold too many completed homes in inventory.

Hi Has. I only found 15 new homes (i.e. built in 2007) within the past 6 months. Rancho Cordova is not an area known for a lot of new development. The sales ranged in price from $314,213 to $490,290. Average GLA was 2,206 sqft. Average DOM was 46 days. Average sale price was $376,371. Average per sqft price was $172. All of the homes that sold through the MLS were Beazer Homes and Woodside Homes of N CA., Inc. listings. Please let me know if you'd like any other property information.
