Goodyear and Avondale have had higher percentage gains in appreciation than in Scottsdale over the past few years. But Scottsdale and Glendale have faired better during this downturn than those cities and have a higher median home price.
When purchasing an investment property, the majority of the profit is not made when you sell the property but when you buy it. Banking on a guesstimated appreciation for a given area is what got most of the investors in trouble during the boom. They bought high and counted on appreciation.
