With regard to Potomac, what is the significance of the school system (e.g., Churchill high school) on home

prices? Also, do you have any read on how newer homes in the area (built after 1995) are faring currently? Your input would be most appreciated.

In general, most school districts in Montgomery County are VERY high in compairson to the national averages. There are even some schools that have magnet programs. Specifically Churchill is in the Potomac area. And as mentioned below, all 3 high schools in the Potomac area have ranked among the best in the nation on various rankings. This stature increases home values compared to other areas. This is why Montgomery County homes tend to outpace other Maryland home locations when it comes to home values. One of the factors that makes Potomac so expensive is the fact all of the schools are very highly rated. Whether it is Churchill, Wootton or Whitman. There was an article in the Washington Post June 2008 that identified all three of these schools in the top 100 in the country along with 3 other Montgomery county high schools. Of course there are other factors to higher prices such as large homes and lot sizes, etc.

With only a few exceptions, homes in Potomac are assigned to either Churchill, Wootton or Whitman. For most buyers, these are equally desirable, but of course some buyers have very specific preferences. I have a few articles at http://mocorealestate.com/areas/potomac/ which describe the basics of the Potomac market. Homes built after 1995 are the most expensive in the area -- big homes on big lots with a median asking price over $2M. 68 homes are currently on the market and only 17 have gone under contract in the last six months, so there's about 2 years worth of available inventory.
