Why is this home on market for so long? It looks pretty nice?!

There could be all kinds of reasons why a home is on the market for longer than one would like.
Mostly it is the asking price when compared to properties recently sold or currently on the market.
Sometimes it is the style of the property itself, like 2 story versus one story ranch, size of home,
and the market in that particular area, some areas are very active and some are not for a variety of
different reasons. And when the price range is in the upper bracket, the buyers are looking for a lot of
very specific amenities, may be even lot size, and great inside finishes...

But I am guessing here because I do not know the home or the specific area in which it is located.
A local Realtor from the area would potentially have a much better feeling for it and can back it up
with a good CMA. If you are in the market to buy, you should definitely work with a personal Buyers Agent, all that is required from you is commitment and loyalty to that one Realtor, if you need a
recommendation get back to us and we gladly pass one on to you.

Dear Deal- I agree. Now the market condition for houses listed/ houses sold in Saratoga is 100%. It is a sign market is turning to a seller's market. A property needs to find 1 genuine owner. If it fits into your need and want you should not worry about the #DOM but to pursue and negotiate if there were no particular problem with the home.

Usually when homes linger on the market it is either bad marketing, bad pricing, or some combination of both. If you are interested in this property find a reputable, experienced, available real estate superstar to try and make a deal for you. There may be room on pricing.

Have you been inside this home? Have you been in other homes similar to this home?

Buyers form value based on comparisons. If you have made your comparisons why haven't you made an offer on this home?

I know that isn't giving you a specific answer, but homes will sell for what a ready, willing and able buyer will pay and what the seller is willing to accept.

Could be anything until we put aside our opinions and look at the data. This link shows every home since Jan 1st 2012 in the same immediate area with 4bds+ within 500sqft +/- of 12069 Jamestown

and it on the surface appears to be $75k to $150k+ over priced.
