Why are townhomes selling so poorly relative to single family homes in Celebration? Are condo associations?

especially in Siena and North Village in poor shape?

When you mention Sienna and North Village you are talking about apartments that were converted into townhomes .
Sienna is much better than Georgetown, Georgtown has a perception problem being that it is in the North Village of Celebration which is the least desireable area and has a history of mold opportunities.
I have several deals in the works for Sienna properties as we speak.
The prices are very attractive and with the new Disney Vaction Club building going up right down the block, new renters should be in the market soon.
The biggest opportunity with Sienna townhomes are that within the three floor units there is no bathroom until the third floor.
Very poor design flaw from the start.
The prices are very attractive in the Sienna buildings and the Master association fee and the secondary association fee are lower than most conversions in town.
Besides the townhomes there are several other condo options in that facility.
I live in a true townhome built by ISSA and it represents what a real townhome needs to look and feel like.
Our fees are $228 per month plus the Celebration Association dues of $802 per year.
There are townhomes at Water Street ( downtown Celebration) that are now looking at $700 per month in maintenance fees and that is just plan crazy.

Hi Tom-

There are currently 31 townhomes for sale in Celebration on the MLS and no pendings. Single family homes will always sell stronger that townhomes in almost any community. As far as why they may be selling poorly could be because of a number or market conditions (large inventory of townhomes, new construction outside Celebration, premium pricing in Celebration,large inventory of homes competing with townhomes).

There is no one answer to this but hopefully as we see the market bottom out and prices stablize the townhome market will rebound as well.
