Let me explain a little bit the legal side of services rendered by Realtors
a) as Realtors we cannot give legal advice as you guessed it we are NOT attorneys
b) when it comes to giving buyers information, opinions, guidance on neighborhoods
we are limited in what we can legally do...
we can Not recommend or discourage buyers from any area or neighborhood for any reason
what we can do
1.)we can suggest to our clients where to get the answers to their questions in order for them to be
well informed to make a decision in which areas / neighborhoods, suburbs/ towns they want to
search for their new home, because those according to them, fit their family needs
2. Which means provide our buyers with the official websites where they can gather information,
3. suggest to them to visit the schools, may be talk to the local police dept, and if they narrowed
down to a home,
4. potential buyers can knock at the doors of future potential neighbors and ask
them why the like this area....
5. and of course we can drive the buyers through areas show them where shopping, transportation,
schools, parks etc. are located...
6. And as far as the buyers getting a good feel for the area, I always suggest to them to drive through
at different times of the day and different days (weekday and weekends)
7. I always always tell my buyers that whether an area is a good fit is a very personal thing.... each
family is different likes to do different things, so their decisions are also different, one school could be perfect for one child and not so good for another because of the extra curricular classes offered
or or or, If you like to go to parks and there are non close by, oh well, you may want to look somewhere else etc. etc. you get the idea.
BUT WHEN IT COMES TO THE HOME VALUE, ITS PLUS AND MINUS, NEGOTIATIONS ON TERMS AND PRICING, INSPECTIONS, THINGS TO KNOW ABOUT AND TAKE INTO CONSIDERATION for the specifics of a specific home, and its future resale value, YOU STICK
