Hi Ken, talk to a local agent, he/she should be able to provide you market stats. If having a handle on the data is important to you (as I suspect it is) then you can use this as a tool in evaluating whether an agent is a good fit for you or not.

Good luck and....

I often goggle areas around the country ( usually not the first page results) to get stats and ideas that are more than one sided. That being said an agent could give you the most specific stats on local markets. Remember real estate is local, and can even be different in certain neighborhoods within an area. Living in Freehold Township I watch certain streets sell faster than others, as well as the popularity of some neighborhoods over others. If you need more specific information let me know.

Hi Ken. You got some great info from other realtors regarding market trends for Freehold township. In 2005-2006 at the height of the market, homes were selling in your neighborhood anywhere between 450-550 depending on condition, size, etc.
You've got one home on your street active and one under contract both priced in the 400's. If you'd like an accurate analysis of what your home would be worth in today's market, feel free to give me a call, my office is in Freehold.

If you don't want to deal with an agent and their sales pitch to get market information, you can go to Altosresearch for real time real estate data - http://www.altosresearch.com/ - Just enter your city and state and click on "more info" button. You can get price trends, market condition, sale and demand trends, price per square foot, and number of homes for sale - which all are updated to real time. For more accurate market trends on a neighborhood market level, contact an appraiser.

Hi Ken:

From a broad or general perspective, market conditions in Freehold Township are still strong. Many people (especially commuters) still want to move to the area.

In all fairness to you and the specific type of home you are looking to buy or sell it's best to get specific market conditions for that type of home.

For example...

*Is it a Freehold condo or townhouse vs. a Freehold single family home?
*A ranch vs. a cape cod vs. a center hall colonial vs. a tudor?
*Is it on a "busy" or main road vs. a cul de sac?

Those factors are some of the variables that go into determining the market conditions for Freehold and virtually any other town.

From January 1, 2007 through December 31, 2007 there were a total of 197 SINGLE FAMILY homes sold in Freehold Township ranging from $135,000 to $1,055,000.

From January 1, 2007 through December 31, 2007 there were a total of 162 CONDOS & TOWNHOUSES homes sold in Freehold Township ranging from $110,000 to $360,000.

NOTE: Keep in mind the figures above only include homes that were listed with licensed Realtors, and do not include any private sales.
