What was the change of home prices for Manhasset Hills, NY from 1/1/10 to 1/1/11? An increase or decrease and what percentage was the change?

There were 3 homes that sold in Manhasset Hills during January 2010 - they sold for $705,000, $800,000 and $810,000.

There were 4 homes that sold in Manhasset Hills during January 2011 - they wold for $558,000, $710,000, $735,000 and $775,000.

Having written the above, I agree with all the previous comments - there were homes that were listed above these numbers and the listings expired. Additionally, these homes may not necessarily be comparables! Some of these homes are 4 bedrooms and some are more! They are not the same styles nor do they necessarily have the same interior and exterior updates.

Keep in mind that numbers can be manipulated to prove the point of whomever is presenting them for any particulare reason. For instance, there were 4 homes llsted from January 1 to 31, 2010 priced at $729,000, $759,000, $929,000 and $999,000 and 9 listed from January 1 to 31, 2011 with a low of $739,000 and a high of $1,150,000. Keep in mind that pricing increases/decreases do vary by exact location, property size, upgrades, condition etc.; if referring to a specific property, review comps--recently sold similar properties in the immediate area, then make a determination; if you need assistance feel free to contact me directly.

in 2010 there were 31 closed sales in Manhasset Hills compared to 24 in 2009 as per MLS. (These sales are for Manhasset Hills only and not the entire 11040 zip code which includes other towns). The 2010 average mean price was 769,823 vs the 2009 average mean price of 726,725 an increase of approx 5.9 % according to MLS data.
