What kind of incentives are list agents offering to buyers now?

I have seen it all from offering to pay buyer's closing costs, home warranties, higher buyer agency commissions, a car, a vacation....I swear, any day now, Bob Barker is going to leap out on a front lawn and yell, "let's make a deal!" I think these incentives generally are attention-grabbing in the less expensive real estate sector, but you can't blame a listing agent for trying!

I offer my Buyers an incentive of dedication, honesty, great listening & negotiating skills and availability.
Complimentary home warranty and hosting your house warming party are offered as closing gifts.
I feel that the most important incentive is great client service & satisfaction from your Realtor of choice.

We offer Home Warranties to our buyers. Everyone has heard the horror stories of the furnace that goes belly up 2 days before closing! For a relatively low cost, both buyer and seller can be reassured that any last minute repairs will be handled by competent professionals in a timely manner. How about pricing a house competitively? :)

Seems to me if a house is priced right (based on location, condition, etc) , that's the only incentive a buyer needs.
