Karen is correct is certain markets. We are unique because we have so much waterfront and those are all their own little market. While values have dropped in all markets over the last 5 years, I would say that right now we are beginning to see stabilization in most markets, but some (waterfront and in town) are starting to appreciate. We are very hot in the 125,000-175,000 price point.

According to what information I can find the existing home prices overall in the Traverse City area have dropped about 17%. I'm not from the area and don't have access to the MLS for that area. But for an accurate trend you should contact a buyers agent in the Traveres City area. They can give you this information.
