Sales price to list price ratio depends on several factors most notably condition of the home, other similar homes available on the market, and how motivated the seller is. Most offers start in the 75-85% category. Expect to end up 85%-95%.

A good buyer agent will guide you through the offer process by giving you theinformation you need to make an offer that makes sense.

For Your Information, here is information on a property that I have listed on the Broad River in Riverbend...

Riverbend at Lake Lure - Broad River - Lot 231
Great 1/2 acre lot on the Broad River. Riverbend at Lake Lure is a gated community with two private lakes. This is a perfect location to build your get-away cabin. $89,900

I would be happy to be of service or answer any questions.

It is definitely a buyer's market so you can negotiate listing price fairly hard. Are you working with a buyer's agent who can tell you how long the property has been for sale? It helps to know that. The longer on the market, the higher your chance of getting a good deal. What about perk test? Do you know what the property has perked for? If it is only a two-bedroom perk, then the lot has less value than one with a four-bedroom approval.
