Sales price to list price ratio depends on several factors most notably condition of the home, other similar homes available on the market, and how motivated the seller is. Most offers start in the 75-85% category. Expect to end up 85%-95%.

A good buyer agent will guide you through the offer process by giving you theinformation you need to make an offer that makes sense.

It is definitely a buyer's market so you can negotiate listing price fairly hard. Are you working with a buyer's agent who can tell you how long the property has been for sale? It helps to know that. The longer on the market, the higher your chance of getting a good deal. What about perk test? Do you know what the property has perked for? If it is only a two-bedroom perk, then the lot has less value than one with a four-bedroom approval.
