We are looking in that area and have been beat timewise or pricewise time and again. I don't think it's quite a buyer's market in this area, more like an even market in my experience. Of course, our top $$ is also the lower priced stuff in the area, so that could have something to do with it.
Tom is right, the statistics are for the homes that actually sell. Most homes either sell right away or take a long time IF it sells at all. So based on 128 days, figure two months on the market and two months under contract.
