That said, we have had homes all the way along that were properly fixed up and prepped to go on the market that sold in a week with multiple offers and we have had homes that were overpriced for their condition that have sat for over 2 years. We have also had wonderful homes that were prepped to go on the market that didn't sell because the competition around them priced themselves lower or did a better job of being prepared to go on market or just plain had more amenities.
Sitting down at the start with your Realtor and planning out what needs to be done to the home, vs what price to list at, is very important if you want a quick sale. Always keep in mind that some things increase the value of the home, but do not get it sold faster, while other things don't increase the value but get it sold faster WHICH MAY INCREASE THE NET TO THE SELLER because the faster it sells, the sooner the seller gets out from under the mortgage, insurance, utilities, taxes, etc.

If your considering selling remember in todays market homes will sell fast in your area if they are priced well, marketed aggressively, and show well when buyers look. Find yourself a good Realtor that will market your home online as well as in print. Pictures will make or break your listing so make sure professional equipment is used. Your home's presentation is vital to your success.
If your a buyer than this is not the market to just look around. Homes are selling and if they look good and are priced right than they will go fast. The age of cheap money is starting to come to an end so make sure you lock in rates now while they are still at historic lows. Buying a home is an important decision so take your time but don't wait too long because you may regret it.
