Each acre is worth a different amount based on several things. Example the acre with road frontage is worth more the acre behind it and that one is worth more than the one behind it. An acre on flat ground is worth more than an acre on a slop, the acre with river front is worth more than the others if there is access. That said, in 2008 I pulled all the land sales in Warren and divided the acreage into the sell price and the average came out to $2,010 per acre. Some of these acres sold for $500 per acre and others sold for $3,000. My advice to you is to have a REALTOR or appraiser values your property. Keep in mind the REALTOR may not be as unbiased as an appraiser as they will be hoping for a listing. The REALTOR will do this for free as a competitive market analyzes (CMA) Where an appraiser will change for an appraisal. Not all REALTORS are alike some will tell you the price you want to hear and some will deal with the facts.

Bare land about $1k/ac. Mineral rights $1-$2k/ac. depending on where you are in the county. Timber values also vary; you need to do a cruise to determine timber value
