I have a 2500 sq ft ranch style home (ICF construction to the rafters) with 2200 sg ft of finished walk out basement. The finish on the below grade portion is exactly like the main floor and includes 2 bedrooms (w/closets), 1 very large bathroom (w/2 separate vanities and linen storage) and a very large family room/recreation room. One bedroom has a 3 ft exterior door and a 3x3 ft window 44inches from the floor. The other bedroom has two windows 3x3 ft 44inches from the floor. The family/rec room has a 3 ft exterior door, 2 3x5 ft windows 20 inches from the floor and 1 3x3 ft window. All windows are wood sash and above grade. How should the value per sq ft be of the below grade area as compared to the main GLA?
