Here's what I've noticed lately in the market: The homes that are selling are not only the ones attractively priced (that's an absolute given), but the ones that stand out in terms of condition, curb appeal and location. Most homes that are selling are staged to show their best. If you're looking at 10 different 2700 sf homes in San Ramon, chances are 1 or 2 of them will appeal to lots of buyers, a few more will appeal to a couple of buyers at most (a home that is otherwise perfect but backs up to a busy street - that will kill the deal for most buyers in this market, but not necessarily all), and the rest will sit while buyers who lose out on the 1-2 top homes wait for more similar ones to come on the market.

Depends on location, condition, upgrades. What you have generally described is a very desirable house, but every neighborhood is a bit different, and inventory in general is building a bit, but again, it differs by neighborhood. Your agent should be able to help you focus on just the area you are looking in, or if you aren't working with anyone, I would strongly recommend working with a local San Ramon Valley agent. It does take local knowledge to know what is happening in this interesting time....

Are you buying or selling? And whereabouts in San Ramon?

The market is still fairly strong here but it should be noted that "nice" homes (good condition, nicely upgraded or improved and remodeled) are selling faster than others. Also, 94582, especially Gale Ranch and Windemere seem to be getting more action than 94583. If you can provide a little more detail, I could respond with more relevant comments.
