Looking at the data provided by the MLS we can get a gneral idea but remember what the other agents said, it will all depend on how a particular home is "placed" in the market. Those homes that are priced a bit below market will be the homes most desirable to the buyers, hence will generally sell quicker than those priced at the higher end of the spectrum.

In reference to your question regarding COMPS, You would need to know what you are comparing to. What type of home, how many bedrooms, baths etc in order to do a CMA.
