Yes the MLS now has a site of recent home sales. However, a home can sell quicker or take longer to sell so these are just simple guidelines to go by. If you would like information on any other town on The North Shore of Long Island, please email us: longislandrealtors@gmail.com

Looking at the data provided by the MLS we can get a gneral idea but remember what the other agents said, it will all depend on how a particular home is "placed" in the market. Those homes that are priced a bit below market will be the homes most desirable to the buyers, hence will generally sell quicker than those priced at the higher end of the spectrum.

Since June 1, 2008, 35 homes have sold in the Kings Park area, the average days on the market was 99. Again, remember this is only an average and a home that is not situated in the market correctly will sit for much longer.

In reference to your question regarding COMPS, You would need to know what you are comparing to. What type of home, how many bedrooms, baths etc in order to do a CMA.

Cori is right. Homes are priced right will sell faster than the ones are some what higher price. New MLS site has Sold Listings Search to find out what's going on. Market Analysis for your home please call local Real Estate Agent to guide you. Good Luck...

Hi Robert,

Homes that are priced appropriately and marketed correctly sell in 60- 90 days. If you would like to get comps near Berg Ave. You can go on our new mlssite and they will give you recent sales. For a more detailed price you will need to have an agent in to see what featuresthe home has compared to the other sales.
