We are still experiencing a Buyers market as there is a lot of inventory (homes on the market). This means longer market times and lower selling prices. It was very slow in 2008 but has picked up a lot in 2009. January (new year) has been very busy. This is good and I trust it will continue in the Spring. Now is the best time to put your home on ther market as Spring is right around the corner. Make sure you interview with a good agent and hire the agent that excels in marketing and web presence. Certain price points move better than others. Below $200,000 is moving well now. $350,000+ is still slow. Let me know how I can help. 919.721.2200.

Both the Sanford (Lee County) and Pittsboro (Chatham County) markets are experiencing market conditions similar to other parts of the Triangle. One thing the Sanford (Lee County) market is lucky to have as Teresa mentions is close proximity to Ft. Bragg (Cumberland County). Ft. Bragg is expanding and the area is seeing a huge increase in military and support personnel that are relocating from other bases that are being moved to Bragg.

The really good thing Lee County has is an existing and good infrastructure to support growth and a pro-business environment. Both of which will aid that area in continuing to be globally competitive for jobs and new business.

The market in Sanford is a little slow now. We are still in a better situation than most of the country. We are lucky to be close to Ft. Bragg. The market is normally slow in the winter months. We normally see the market to start picking up in late February or in March. Hopefully we will see the market start picking up in the weeks to come.
