That seems about right, the place you are looking at needs a little work. if you want to find the value of a home there is a great website that is more accurate than Zillow. I'll put a link to it in the web reference below.

Hi Deborah Ruth,

This particular property that you are referencing in Rancho Bernardo is in the Bernardo Terrace complex off of Bernardo Center Drive and Bernardo Terrace. It is a HUD (Housing and Urban Development) property. Fortunately, it is in an interior location, so it is better shielded from the freeway (the 15) noise. The unit definitely can use some loving, so I believe the price has some definite wiggle room in it.

As for your actual question as to the average sales price for condos in the Bernardo Heights area, that number is $383,814 and the average price per square foot is $270.05. These numbers are derived from the 14 attached properties that have sold in the past 90 days in the Bernardo Heights neighborhood.

Hi Deborah, the property you are referencing in your question isn't technically in Bernardo Heights. It is in Rancho Bernardo however. Also, it is a bank owned property. A condo in that same complex with cosmetic renovations recently sold for $339,500 on 11/22/13. Some units in that complex can get quite a bit of freeway noise, so the specific location can be a factor in price as well. A lot goes into deciding what an appropriate price may be for a particular property. I'm happy to help with any additional questions you may have.

It depends on which condominium complex in the area you interested in and the size of the unit. in Bernardo Heights. The average sales price for all attached units $336,250 and average price per square foot of $257.

I have worked in the Rancho Bernardo area selling Real Estate since 1984, if you have any other questions please let me know and I would be happy to help you.

Thanks!

averages are great places to start, but if you want a real world estimate of your property's value you need a professional's opinion after viewing your place as yours may be above or below that marker.

The price per square foot is in the $240 range. Of course this varies with age of the complex, amenities, and location. I will be glad to share more specific data with you, should you require it.
