This particular property that you are referencing in Rancho Bernardo is in the Bernardo Terrace complex off of Bernardo Center Drive and Bernardo Terrace. It is a HUD (Housing and Urban Development) property. Fortunately, it is in an interior location, so it is better shielded from the freeway (the 15) noise. The unit definitely can use some loving, so I believe the price has some definite wiggle room in it.
As for your actual question as to the average sales price for condos in the Bernardo Heights area, that number is $383,814 and the average price per square foot is $270.05. These numbers are derived from the 14 attached properties that have sold in the past 90 days in the Bernardo Heights neighborhood.
