What are the average prices per square foot of condos in the Buckhead area?

I see that many of the new buildings (Gallery, Terminus, Sovereign, etc) are listed at prices of $350, $400, even $500 per square foot. What are some of the prices that units in the Buckhead area are going for? I'm looking for something nicer than Realm, Eclipse, etc...but the cost/sq ft seems exorbitant compared to the buildings that have been around for a 1 - 2 years. What are typical discounts off of the new condo "list prices"?

Buying a condo based on square feet is like buying a car based on square feet. You can get a poorly built condo with no amenities cheaper than you can get a well built one that is loaded with upgrades and amenities. Also location will affect square footage prices. Checking square feet prices in a particular building is more accurate. I do agree with Mark...find a place that you love and want to live in and start from there. If condos are what you want, there are great deals all over town.

The prices do vary. You should decide what price you would be comfortable with and start from there. The price per square foot should not be your main concern. If the price seems too high to you, stay away because you will always be second guessing yourself and you will never be happy with the purchase.

As for the discounts, the list price is going to be very close to the sales price. You will fare better to offer as close as possible to the list price and ask for more upgrades and closing concessions.
