You have some great concerns.
You should know that you will be getting a wide array of various opinons from Realtors. What you should concern yourself with is finding an amazing Realtor who will not just come into your home and yes you to death. "Yes, Danielle, your home is worth exactly what you want to get." In fact, that is the last thing that you should want to hear.
You need to find out, out of the Realtor's listings they have, how many have sold recently and how many they are holding on to right now. If they have a whole lot of inventory, they are not selling their client's homes. This is a huge issue that I have with Realtors. They take over priced listings just to get the business. That does nothing for the seller accept wind up hurting them in the long run and then the home sells for UNDER market value.
You do not need a Realtor who has an office up the street from you or around the corner. That means NOTHING!! As much as many Realtors would want you to believe.
Once you find out about seller agency, you will understand what I am talking about that is assuming that you do not know what seller agency is.
Concern yourself with the homes that are similar to yours that sold within the last two months only. Do not worry about what is currently active in your area because THEY HAVE NOT SOLD YET and mean nothing to you and your Realtor should not base your listing price on those properties.
