We are looking to rent a SFH in the San Jose, CA area.

How can we protect ourselves against a potential situation in which the property owner goes into default. Those of you who rent out property, are you willing to have a potential tenant pull *your* credit record or provide records showing that the mortgage is up to date? Is there a way to structure a lease so that if the property goes into default, we can be compensated for moving costs and ensure that our deposit is held in escrow?

By the way what is your preference in a single family home how many beds and baths... how much is your monthly rent are you looking at...?
