Value of a build-able lot

stats: 7500 sq ft lot, house is 3 floors 2 family, about 3300 sq ft.

What would be the additional market value (over and above the price per sq ft of the house) of a build-able 3/4 of a lot in an R4 neighborhood in price per sq/ft .

The house would have to be built attached to the existing house.

Too many factors involved for an answer, therefore ask any agent for a cma, comparable market analysis, see what the data suggests. Keep in mind that square footage costs do vary, and don't account for location and other considerations; therefore, it's really in your best interest to also review closed recently sold similar properties in the immediate area, and their final sales price...

Location Location Location has a lot to do with the price. You cant get a ballpark estimate without this. There are other factors involved... location of power lines, sewage & drainage, proximity to schools, taxes....
