Is there an issue with this home? please review the Sellers Property Disclosures and do your due diligence with soil reports, building permits on file with the county and walk the community speaking to folks who live there. The neighbors always know what's going on in a complex. You can request the HOA meeting minutes and see what type of issues, if any, are discussed by owners at the HOA meetings. It will provide you with good insight into the complex.
This particular unit 301, last sold in 2009.
The comps for this complex in 2013: SOLD prices range 117-145K the largest unit, was only a 2 bedroom, but has 1356 Fin Sq Ft sold for 145K in August 2013.

Sellers are required to put together a sellers property disclosure when they decide to list a home for sale. This should be readily available to any perspective buyer. If there is any "known" material defect, it should be noted in that disclosure. Don't hesitate to ask for those disclosures up front before making offers on a purchase.

It is a condominium. There are multiple properties sold at the same address, just different units. I found this one, unit 301, last sold in 2009. This one had been listed recently and that listing had expired. It is currently listed as an active listing for $125,000. There is no FHA financing in the complex, so you must go with conventional financing. There are some highly competitive conventional financing terms available. They were all arm length or "normal" transactions. The last time this property sold was in 2009 to the current owner. There has been a price drop of 5K, but doesn't seem to have any issues.
